Conversion or new build

A new detached granny flat usually beats a garage conversion in Canberra

Our recommendation is simple: choose a new detached granny flat if you want the best long-term dwelling, rental appeal and cold-climate performance. Choose a garage conversion only when the existing shell is dry, straight, well located and genuinely saves at least $35,000 after approvals, services and insulation are included.

Side-by-side comparison for Canberra homes

FactorGarage conversionNew detached granny flat
Upfront cost$75,000 - $145,000 for a legal studio or one-bedroom conversion.$145,000 - $240,000 for most 40m² to 60m² detached builds, more for premium custom work.
LifespanDepends heavily on the old slab, drainage, roof and wall condition. A good shell can last well, a poor shell stays a liability.Designed as a dwelling from the start, with new slab, structure, waterproofing, services and certification.
MaintenanceHigher risk around slab edges, old roof lines, garage door infills and damp corners.Usually lower early maintenance because the building envelope is new and purpose designed.
Canberra conditionsNeeds serious insulation, double glazing, ventilation and moisture detailing to avoid cold, damp rooms. Can be oriented and insulated for frost, winter sun, summer heat and NatHERS performance from day one.
Privacy and liveabilityCan feel attached to parking, driveway or the main house unless the layout is unusually good.More likely to feel like a proper independent home with outdoor space and better separation.
Resale and rentalUseful where the paperwork is clean, but buyers may discount a compromised conversion.Usually stronger resale and rental appeal because the dwelling is clearly purpose built.

Our recommendation: pick the new detached granny flat for most Canberra investment, family housing and long-term rental projects. Pick the garage conversion only if a builder has inspected the slab, drainage, roof, services and planning path and can show the conversion remains at least $35,000 cheaper after compliance work.

Why new builds usually win in the ACT

Canberra is not a mild coastal market where an old garage can be lightly lined and called comfortable. Winter nights regularly punish weak glazing, leaky doors, uninsulated slabs and poor ventilation. A new studio, one-bedroom or two-bedroom granny flat lets the slab, walls, roof, windows, services and orientation work together. That makes it easier to reach the energy performance expected of a modern ACT dwelling and easier to keep condensation under control.

New builds also solve layout. You can place the living room toward northern light, keep bedroom windows private, put the bathroom close to services, design storage properly and avoid the awkward proportions of a former garage. On a larger Belconnen, Weston Creek or Tuggeranong block, a detached 50m² dwelling can feel much larger than a 45m² converted garage because the plan is not fighting the old vehicle opening and driveway.

The trade-off is cost. A new detached build needs groundworks, slab, framing, roof, external cladding, windows and service runs. That is why a proper detached dwelling often starts around $145,000 and rises beyond $220,000 with premium finishes, difficult access or long utility runs. The pricing guide and cost calculator are useful if you want to test several size and finish combinations.

When a garage conversion is the smarter call

A conversion can be excellent when the garage is attached, dry, level, structurally sound, close to plumbing and positioned where the finished room will not feel like a leftover space. If the existing slab, roof and external walls pass inspection, the saving can be real. A 34m² to 42m² studio conversion for a parent, teenager, work-from-home space or modest rental may be the right answer where the budget cannot stretch to a new dwelling.

The conversion must still be honest. Habitable rooms need compliant ceiling height, natural light or equivalent design, ventilation, fire and smoke alarm treatment, waterproofing, electrical safety, plumbing and energy performance. A garage with a cold slab edge and a thin garage door infill will not become a warm ACT dwelling just because it has nice flooring. If you are considering this path, read the garage conversion cost page before comparing quotes.

There is also a middle ground. Some homeowners do not need a legal secondary residence. They need a lined studio, hobby room or office with no sleeping, cooking or independent living use. That may be cheaper and more suitable, but it should not be marketed or used as a granny flat. Paying for the right level of approval matters.

We can inspect whether your garage is genuinely worth converting or whether a smaller detached build is the better spend.

The numbers that decide it

Use a simple test. Price the conversion fully, including approval, insulation, glazing, bathroom, kitchenette, sewer, stormwater, electrical, heating, slab or roof repairs and external making good. Then price the smallest detached dwelling that would meet the same purpose. If the conversion saves less than 20% or less than $35,000, the new build usually wins because it gives better comfort, less compromise and cleaner resale evidence.

For example, a 38m² garage conversion in Woden might price at $126,000 once bathroom, windows, electrical and drainage are included. A compact new 42m² detached one-bedroom might price at $168,000 on the same block. The conversion saves $42,000, so it deserves consideration if the layout is good. If the conversion rises to $148,000 because the slab is damp and the roof needs work, the detached build becomes the better decision for most owners.

Do not compare price alone. Compare what the finished dwelling will feel like in July, where the tenant parks, how bins and entries work, whether the main house loses the only garage, how future buyers will read the approvals, and whether maintenance access is sensible. A cheap dwelling that is cold, dark and awkward can be a poor investment even when it was legal.

Conversion versus new build questions

Is a garage conversion or new granny flat better in Canberra?
For most Canberra homes, a new detached granny flat is the better long-term dwelling if the budget allows $150,000 to $240,000. A garage conversion is better when the shell is dry, legal, well located and you need to stay closer to $80,000 to $140,000.
How much cheaper is a garage conversion?
A good garage conversion can be $35,000 to $75,000 cheaper than a new detached build of similar usable size. The saving drops quickly if the garage needs drainage, slab repair, new openings, roof work or major services.
Which option rents better?
A detached one-bedroom or two-bedroom granny flat usually rents and resells better because it feels like a separate dwelling with better privacy, light and outdoor space. A garage conversion can still work well for family use or a compact studio if the layout is not compromised.
Which option handles Canberra winters better?
A new build usually handles Canberra winters better because the slab, walls, roof, glazing and air sealing can be designed together from day one. A conversion can be warm, but only if the cold slab edge, old openings and ventilation are dealt with, often adding $15,000 to $40,000.
When should I avoid a garage conversion?
Avoid conversion if the garage has damp, low ceiling height, bad access, major cracking, poor natural light or a layout that cannot meet habitable standards. Spending $110,000 on a dark compromised space is worse than delaying the project or choosing a smaller new studio.
