Typical 36m² floorplan.

  • Bed nook: 3.0m × 3.2m (9.5m²), partially screened from the living zone by a movable wardrobe-screen, joinery storage or low partition. Queen bed fits comfortably. Double-glazed window facing north or east.
  • Bathroom: 2.0m × 1.7m. Hob-less shower, vanity, toilet. Compact but adequate.
  • Kitchenette: 2.8m × 0.9m galley along one wall. Stone bench, induction 2-burner cooktop, microwave/convection, integrated rangehood, undercounter fridge, single basin. Suits one occupant cooking simply — not full meal prep.
  • Living area: ~12m² combined with kitchen. Fits 2-seater sofa + small table + TV.
  • Laundry: Stack washer/dryer integrated into the bathroom or kitchen joinery.
  • Outdoor: 4m² covered porch.

Less DA friction = faster, cheaper path.

The Territory Plan treats secondary residences up to 60m² the same way on RZ1 blocks, but practical DA experience shows that smaller envelopes draw fewer neighbour objections and clear EPSDD faster. A 36m² studio typically clears DA in 4–8 weeks vs 8–12 weeks for a 60m² 2-bed. The cost per m² is also slightly higher (smaller builds have proportionally more fit-out per m²) but the total $ is materially lower — $80K–$110K vs $130K–$170K for a 2-bed.

  • Working-from-home office (most common Canberra use): APS or contractor working remotely with separate physical space from family home. Often unfinished as “rental ready” — minimal furnishing in case of later let.

When to choose studio vs 1-bed.

The decision usually comes down to privacy preference. A studio puts the bed and the living area in the same room (visually screened but not walled off). For a single occupant who’s out at work or college most of the day, that’s fine. For long-let rental, two-occupant use, or future-proofing as a saleable independent dwelling, the 1-bed format is worth the extra $20K–$30K.
