2026 Canberra conversion pricing

A legal Canberra garage conversion costs $75,000 to $145,000 in 2026

A Canberra garage conversion is usually $75,000 to $145,000 when it becomes a habitable studio or one-bedroom secondary residence. The lowest realistic jobs reuse a dry, level, attached garage and keep plumbing close. The expensive jobs need slab correction, drainage, new windows, switchboard upgrades and cold-climate insulation. If the shell is poor, do not spend $90,000 trying to rescue it.

Most single and double garage conversions in Canberra sit between 24m² and 48m².

Real 2026 garage conversion rates in Canberra

Garage conversions look cheap from the street because the roof, walls and slab already exist. That only helps if those pieces can legally become habitable space. A Class 10a garage turning into a Class 1a dwelling or part of one has to satisfy the National Construction Code, ACT approval requirements, waterproofing, ventilation, smoke alarm, electrical, plumbing and energy rules. That is why a $35,000 cosmetic lining job is not the same thing as a legal secondary residence.

ItemTypical 2026 rateWhat it covers
Design, measure and approval documents$5,500 - $14,000Measured drawings, layout, energy notes, certifier coordination and planning pathway checks.
Internal conversion works$1,550 - $2,350 per m²Framing, insulation, plasterboard, flooring, paint, doors, trim and basic joinery.
Bathroom construction$22,000 - $38,000Waterproofing, plumbing rough-in, drainage, tiling, fittings, fan and certification.
Kitchenette or full kitchen$12,000 - $32,000Cabinetry, benchtop, sink, cooktop provision, rangehood and electrical points.
Double-glazed windows and external door$9,000 - $24,000Cold-climate glazing, compliant openings, flashing and making good brickwork.
Drainage and sewer connection$8,000 - $26,000Trenching, pipework, pits, sewer tie-in and reinstatement, with rock or distance costing more.
Electrical upgrade$4,500 - $16,000Subboard, circuits, smoke alarms, heat pump circuit and possible switchboard work.
Heating and cooling$3,200 - $7,500Small reverse-cycle split system sized for Canberra winters.

The four things that move the quote most

The slab decides a lot. Many Canberra garages were poured as vehicle storage, not as insulated living space. If the slab is dry, level and high enough above outside paving, the conversion can stay in the lower range. If water runs toward it, if the edge is exposed, or if cracking points to movement, allow $8,000 to $35,000 for drainage, grinding, topping, waterproofing or structural remediation before finishes even start.

Services can be cheap or brutal. A bathroom backing onto the existing laundry wall might be a modest plumbing job. A detached rear garage in Narrabundah, Kaleen or Kambah with the sewer point near the front can need long trenching, pits and reinstatement. That is often the difference between a $92,000 studio and a $130,000 studio.

Cold-climate detailing matters in the ACT. A garage door infill with thin framing and ordinary glass may look finished in March and feel miserable in July. A proper Canberra conversion needs continuous insulation where practical, air sealing, double glazing, condensation control and a correctly sized reverse-cycle unit. Spending $8,000 to $18,000 here is usually better than saving money and creating a damp spare room.

The approval pathway changes the paperwork. A non-habitable hobby room is not the same as a legal secondary residence. If the conversion is intended for a parent, adult child or rental, it needs to be designed and certified as habitable space. Start with the builder hiring checklist and ask each quote to state exactly who handles approval and certification.

Want a real conversion number, not a guess?

Send photos of the garage, the driveway, the nearest bathroom and the outside ground level. We can usually tell you quickly whether conversion is sensible.

Worked example: double garage in Belconnen

A typical job is a 36m² attached brick double garage in Belconnen, converted to a studio with bathroom and kitchenette for an adult child. The existing slab is level, but the garage door opening needs infill and new double-glazed windows. The sewer tie-in is 6m away near the laundry, access is good, and the switchboard has room for new circuits.

Line itemExample amount
Design, approval and certification allowance$9,500
36m² internal conversion at $1,850 per m²$66,600
Bathroom, waterproofing and plumbing$27,500
Kitchenette and appliances allowance$15,500
Garage door infill, double glazing and external door$14,800
Electrical, smoke alarms and split system$10,700
Indicative total$144,600

That is near the top of the range because it includes a bathroom, kitchenette, glazing and approvals. A simpler hobby studio without bathroom or separate dwelling use might be far cheaper, but it should not be advertised or used as a legal residence.

When a garage conversion is not the right job

Do not convert a garage just because it looks like the cheapest option. If the ceiling height is marginal, water sits against the slab, the garage is badly cracked, or the layout creates a dark narrow dwelling, a new detached custom design may be better value. We also do not dress up a basic lined garage as a compliant dwelling. If you only need a work-from-home room and no one will sleep there, a simpler non-habitable upgrade may be the honest cheaper call.

Garage conversion cost questions

How much does a garage conversion cost in Canberra in 2026?
A compliant Canberra garage conversion for habitable use usually costs $75,000 to $145,000 in 2026. A simple studio with bathroom is often $75,000 to $105,000, while a one-bedroom layout with new slab edge insulation, full services and EER work is usually $105,000 to $145,000.
Is converting a garage cheaper than building a new granny flat?
Yes, but only when the existing garage shell is straight, dry and worth keeping. A good conversion can save $35,000 to $75,000 against a new 45m2 detached build, but poor drainage, low ceiling height or a cracked slab can erase that saving.
What is usually excluded from a cheap garage conversion quote?
Cheap quotes often leave out certification, drainage, sewer connection, switchboard upgrades, insulation upgrades and window replacement. Those items can add $18,000 to $45,000 after signing, which is why the exclusions list matters more than the headline price.
Can every garage become a legal secondary residence?
No. The garage must be able to meet planning, building, waterproofing, ventilation, ceiling height, fire separation and energy requirements. If it cannot, the cheaper and better call may be a non-habitable studio or a new detached granny flat.
How long does a Canberra garage conversion take?
Allow 8 to 14 weeks on site after approval for most garage conversions. Design, engineering, certification and any EPSDD pathway can add 6 to 14 weeks before construction starts.
