What homeowners can safely do first

Start with the cheap checks. Run the bathroom fan during the shower and for 20 minutes after. Open opposing windows for 10 minutes on dry winter afternoons. Do not dry laundry inside a 35m² studio unless there is mechanical ventilation or a dehumidifier running. Keep beds and wardrobes 50mm to 100mm off external walls so air can move. If the mould is a small patch on a hard surface and under about 1m², clean it while wearing gloves, then watch whether it returns.

You do not need to pay a tradesperson for a one-off patch caused by a known event, such as a week of indoor clothes drying, a tenant leaving the bathroom fan off, or furniture pushed hard against a cold wall. You do need to change the moisture behaviour. Cleaning without changing moisture just resets the clock.

Be cautious with paint. Anti-mould paint can help in a bathroom after the fan problem is fixed, but it will not solve a roof leak or wet slab edge. If a quote jumps straight to repainting without checking moisture source, ventilation and insulation, it is treating the stain, not the fault. What can wait a season and what cannot

Some improvements can wait until spring. If the room is dry, the mould is light, and it only appears on cold glass or corners after very cold nights, track it through winter and plan ventilation or glazing upgrades with other work. Do not wait where water is physically wetting materials. Wet carpet, soft plasterboard, swollen MDF skirting, bubbling paint, ceiling stains after rain, or mould inside cupboards on the same wall as plumbing should be checked the same week.
